Living in the Portland Metro: What Buyers and Sellers Should Know This Fall

The Portland metro isn't one market. It's a collection of hometowns: Portland's close-in neighborhoods, Happy Valley, Milwaukie, Clackamas, Gresham, Oregon City, Beaverton, Hillsboro, Lake Oswego and more. Each has its own feel, price points and pace. Whether you're thinking about buying, selling, or just keeping an eye on things, here's a clear look at where the metro stands right now.

What the Market Looks Like Right Now

According to the RMLS™ Market Action report for August 2026, the Portland metro area saw:

  • Median sale price: $540,000 (down 1.8% from August 2025)
  • Average sale price: $607,200 (down 2.1%)
  • Closed sales: 1,902 (down 5.9%)
  • New listings: 2,440 (down 1.5%)
  • Inventory: 3.8 months (up from 3.5 months a year ago)
  • Average days on market: 57 days (5 days faster than last August)

In plain terms, prices are holding fairly steady, buyers have a few more choices than last year, and well-prepared homes are still selling a little faster.

What This Means for Sellers

With more homes to choose from, buyers are comparing carefully. Homes that are priced right from day one, clean, and well presented tend to get the most attention. A few things that help:

  • Price to today's market, not last spring's headlines.
  • Handle small repairs early so they don't turn into negotiation points later.
  • Great photos matter. Most buyers decide whether to visit based on what they see online.

What This Means for Buyers

Fall can be a good time to shop in the Portland metro. There's a bit more inventory and less competition than in the spring rush, which can mean more room to ask for repairs, closing cost help, or a little more time. Getting pre-approved before you start touring still makes a big difference.

Why People Love Living Here

The numbers only tell part of the story. People choose the Portland metro for the lifestyle:

  • The outdoors, close to home: Forest Park, the Columbia River Gorge, Mount Hood, and the Oregon Coast are all within easy reach.
  • Neighborhoods with personality: farmers markets, food carts, local coffee, and small downtowns like Milwaukie and Oregon City.
  • Room to grow: suburbs like Happy Valley, Clackamas, and Gresham offer newer homes and more space while staying connected to the city.
  • Getting around: MAX light rail, bike routes, and major highways connect the region.

Thinking About a Move?

Every neighborhood in the metro moves a little differently, and your plans are your own. If you'd like to talk through what's happening in your part of town, what your home might be worth, or where you might want to land next, I'm happy to help. No pressure, just honest answers.
